Is this legal advice?

Who is the template designed for?
It is designed for a detached single-family home in Texas, outside Dallas city limits, under a fixed-term, market-rate residential lease where the tenant will use the property as a primary residence.
Can either a landlord or tenant buy it?
The workflow is designed around a landlord completing the form. Any buyer remains responsible for confirming that the product is suitable for the transaction and that every party understands the completed agreement.
Can I use it for a property in Dallas?
No. The product does not include the separate city addendum required for covered rentals inside Dallas city limits.
Can I use it for an apartment or multifamily property?
No. The stated scope is a detached single-family home. Do not use it for apartments, multifamily properties, subsidized housing, rent-restricted housing, or program housing.
What if I need custom terms?
Do not use the template as a substitute for custom drafting. RentSivo does not modify fixed wording or advise which legal terms should be added, changed, or removed.
Completing the PDF
Is the PDF fillable and savable?
Yes. The package contains 109 text fields and 80 checkboxes. Download it before working and open it in current Chrome or Adobe Acrobat Reader for reliable form and save behavior.
Can RentSivo complete the lease for me?
No. You complete the lease yourself. RentSivo does not collect transaction facts, make selections, prepare a personalized agreement, or sign for a party.
Will my payment-page name and email fill the lease?
No. When purchasing is enabled, name and email will be used for order processing and delivery only. They will not populate the PDF.
Can I edit the fixed wording?
No. The form fields and checkboxes are interactive, but the fixed wording is not sold as editable source text.
Which details repeat automatically?
The lease reference, date, property address, city, and ZIP synchronize where the form is designed to repeat them. You should still verify every repeated value before signing.
When should I include the lead-based paint disclosure?
Evaluate the disclosure for most housing built before 1978. The PDF cannot determine the construction date or legal applicability for your property.
How should I handle the pet authorization?
Use it only for an approved ordinary pet when appropriate. An assistance animal is not automatically treated as an ordinary pet; determine the applicable requirements for the situation before using pet terms.
Does RentSivo provide electronic signatures?
No. The parties choose their own signing method. RentSivo provides the fillable PDF, not an electronic-signature service.
Purchase, delivery, and license
How much does the PDF cost?
The listed price is USD 99 for a one-time purchase licensed for one rental transaction.
What happens after payment?
After verified payment, a secure download link will be sent to the email address entered at checkout, normally within 15 minutes. If it has not arrived within 30 minutes, check spam, junk, promotions, and quarantine folders, then contact service@rentsivo.online.
Is payment active now?
No. Checkout is currently unavailable while secure payment setup is being completed. Purchase buttons will be enabled only after the hosted checkout and delivery flow have been tested.
Can I reuse the file for another property or tenancy?
No. You may save and revise working copies for the licensed transaction. A new unrelated rental transaction requires a new license.
What is the refund policy?
Because this is a digital product, cancellation is available before delivery begins. After delivery, refunds remain available for duplicate charges, verified non-delivery that RentSivo cannot remedy, a materially defective or incorrect file that cannot be replaced, and any non-waivable legal right. Will I receive future updates?
No. A purchase does not include future revisions, law monitoring, or later editions unless the Product page expressly says otherwise.

Support cannot choose legal terms, determine which disclosure applies, assess whether your facts satisfy a law, interpret the agreement for you, or give legal advice.
