One-Transaction License

1. License grant

Subject to payment of the purchase price and compliance with the Terms of Sale, RentSivo grants the purchaser a limited, non-exclusive, non-transferable, non-sublicensable license to download, complete, reproduce, sign, and use the Product for one Transaction.

The license is personal to the purchaser. It begins when payment is verified and access is enabled. No ownership interest in the blank Product is transferred.

2. What “one Transaction” means

One Transaction means one initial fixed-term lease of one eligible detached single-family property in Texas, between one landlord or ownership group and one tenant or household group, for one continuous lease term.

Same Transaction: You may save working copies, correct entries, print replacement signature copies, and share or retain executed copies as reasonably needed for that same lease transaction.

3. Permitted use and sharing

For the licensed Transaction, you may provide completed or executed copies to the landlord, tenants, property manager, broker, lender, insurer, accountant, attorney, court, government agency, or other person reasonably involved in administering, documenting, enforcing, or reviewing that Transaction.

You may keep archival copies of the completed or executed lease for legal, accounting, insurance, or recordkeeping purposes.

4. When a new license is required

A separate purchase is required for each different property, materially different landlord or tenant group, later tenancy, renewal, extension, replacement lease, or other reuse of the blank Product for a new transaction—even if some names, terms, or property details remain the same.

If you are uncertain whether planned use is the same Transaction, contact service@rentsivo.online. RentSivo can clarify license administration, but cannot advise whether you should renew, extend, or replace a lease.

5. Prohibited use

You may not:

sell, rent, sublicense, distribute, publish, or publicly upload the blank Product;
place it in a shared template library, document marketplace, membership, or file repository;
use one purchase for multiple properties, lease transactions, customers, or clients;
use the Product to create or offer a competing reusable template, form product, or document-automation service;
remove or obscure copyright, license, source, or limitation notices from the blank Product; or
state or imply that RentSivo completed, customized, reviewed, approved, or endorsed your lease.

6. Ownership and public material

RentSivo retains rights in the Product’s original text, instructions, selection, arrangement, design, and formatting. RentSivo does not claim ownership of statutes, government forms, or other material that is in the public domain. Any rights not expressly granted are reserved.

7. Termination and continuing records

This license ends automatically if you materially breach it. After termination, you must stop using and distributing the blank Product. Termination does not require the parties to destroy or stop retaining a lease already completed or executed for the licensed Transaction, where retention is reasonably needed for legal or recordkeeping purposes.
